• Manage, develop and deliver the short and long-term strategic plan for sales and leasing.
• Ensure alignment with strategic goals and objectives and achievement of business goals and profitability (both in terms of occupancy rate and rental income).

• Build and preserve favorable & strong relations with the tenants, contribute to a positive atmosphere in the office and portray a positive image of the company in the activities.
• Provide advice, guidance ,direction and authorization to sales & leasing team to carry out OKR & KPI.

• Responsible for leasing in Built to Suit and Ready Built development as well as land and building acquisition
• Seek for potential properties and land to propose client and plan to survey on new potential sites and increase land stock to quickly make a proposal to client
• Manage and develop strategies to maximise deal value and client profit
• Conduct a site survey with client
• Handling lease agreement for leasing service, and purchase agreement for acquisition service
• Negotiate and deliver the best price and terms for property or land on time and within budget
• Be able to check land regulations, analyze location of the land, and market comparable to select suitable land to support client
• Build and maintain relationships with local landlords and investors
• Develop and maintain relationship with landlord, investor, occupier and other co-broker
• Work internal (Research, Investment and Valuation Team) to present capability to investor and landlord or occupier for new project bidding
• Support as a committee of Research and Consultant team for Market Overview in quarterly

• Sale of leasable area and building for potential tenants, with presenting to suggest suitable facility development solution.
• Support to manage real estate portfolio with tenant management duties, lease review, lease preparation, tax payment, litigation tracking, and repair/maintenance management
• Handle leasing proposal to prepare for customer proposal based on Request For Proposal ("RFP") to submit to customer timely such; proposal of proposed location and accessibility, commercial lease term, design layout with area schedule, development timelines with additional appendix
• Support to maintain customer and current real estate files to ensure that all records are available in paper and digital form.
• Work with management team to manage processes for reviewing and developing lease proposals for each client. To do this, collect and update data on property portfolio in various locations, commercial lease terms, including required area, design brief, and building specifications
• Provide management with proposals and property information for decision making, e.g. customer insight, site proposal, rental rate and etc.
• Manage lease agreement with design development and construction team, and brokers including monitoring costs, timeline, and terms of rental to ensure term of agreement
• Manage and monitor information about available properties or land with updated land-use regulations and databases updated
• Coordinate with partners for the property valuation report and as built surveyor report, board paper for approval report, topography survey and due diligence process for all property acquisitions and dispositions until to receive permission for construction of the assigned project.
• Collaborate with customers to serve and maintain relationships as business partners in related events.
• Manage and support to develop building handover to customer on agreed time

• Managed both domestic and international projects related to company's real estate portfolio with tenant management duties, lease review, lease preparation management
• Responded to all assigned projects on feasibility of new business model and presented them to management
• Prepared expense reports and share progress reports with director/owner of each property
